Large-Format Commercial Floor Tile Along the Marietta Street Artery

Open-plan dining area with large-format gray stone-look floor tile in commercial space along the Marietta Street Artery

This commercial floor tile installation was in an open-plan dining and kitchen space in a mixed-use building along the Marietta Street Artery. The project covered a large footprint of open floor area with large-format gray stone-look porcelain tile in a running bond pattern. The tile selected has a DCOF wet value above 0.42, meeting the commercial wet floor requirement for dining spaces under ANSI A137.1. We verified this specification before ordering and retained the tile's technical data sheet for the building's certificate of occupancy documentation.

The concrete slab substrate in this building had a previous coating of epoxy floor paint that required mechanical grinding to remove before tile could be set. After grinding, we tested the slab for moisture vapor emission and found levels within acceptable range for the selected adhesive system. Self-leveling compound was applied to the full floor to bring it within 1/8-inch flatness tolerance over 10 feet, which is the TCNA requirement for large-format tile. The installation was phased over two days to allow the dining area to remain operational in the section not being worked on.

What we did

01
Epoxy coating removal

Mechanically ground existing epoxy floor coating to expose clean concrete before adhesive application.

02
Self-leveling compound

Applied self-leveling underlayment across full floor to achieve 1/8-inch flatness tolerance for large-format tile.

03
Phased installation

Installed tile in two phases to keep half the dining area accessible while the other half cured.

04
Epoxy grout

Applied commercial epoxy grout for stain resistance and durability under commercial cleaning protocols.
